Patio Potential?
We met with the hospital this past week to discuss the potential of leasing the patio space for the remainder of our time here. They are able and willing to lease it, but due to legal restrictions on their end, they must charge a reasonable market-rate for the square footage. Being a publicly-funded non-profit they can’t just make sweetheart deals. While we are going to do some more research together to determine what that market-rate might look like, initial estimates are that it will be pricey.
Based on our past financials and the overall downturn in sales since 2023, which is not unique to the brewery, we are not confident we could pull in enough business to justify the cost when we aren’t in a prime location like Front St. Even with hosting events it doesn’t seem like it’d be a sure thing. Not only would it be a higher rent, but we’d also need to fund events, increase insurance, spend for licensing and permitting, and hold a music rights license as well.
At this time it’s still up in the air whether we will take on the patio. If we can settle on a low enough lease cost, maybe it’ll work out, but if not, it may be a better use of resources to just focus on finding the next location.
